Search "Belmar Lakewood homes for sale" and you will hit two very different stories depending on which slice of data loads first. One says the neighborhood's median sale price jumped 9 percent over the past year. Another, pulling from a few blocks away, says the median actually slipped almost 3 percent. Neither number is wrong. They are just measuring two different neighborhoods that happen to share a name.

If you are comparing Lakewood areas right now, this is worth untangling before you trust either headline.

The Three Sales Behind the Headline Number

Start with the number that looks the most dramatic. Over the three months ending March 2026, the core Belmar district, the walkable, mixed-use blocks built around the plaza where the old enclosed mall used to sit, posted a median sale price of $615,000, up 9.0 percent from the same stretch a year earlier.

Here is the detail that changes how much weight that percentage deserves: only 3 homes closed in that market during March 2026, down from 11 the year before. Days on market held flat at 102, one of the slowest paces in Lakewood.

Three sales is not a trend. It is closer to a coin flip. If two of those three transactions happened to be higher-end rowhomes or top-floor condos facing the plaza, the median moves a lot without the underlying market moving at all. A 9 percent swing built on a sample that small tells you almost nothing about where Belmar core pricing is actually headed. It tells you what closed that particular month.

Same Name, Two Different Housing Stocks

The reason the sample is so thin in the first place is structural, not seasonal. Belmar's mixed-use core was built from scratch as a redevelopment project, not an organic subdivision, and that history shapes what is even available to sell.

The original Belmar Master Plan called for converting a failed 1960s, 100-acre enclosed mall into what its design team described as an urban village organized on a traditional street grid, with shops set close to the sidewalk to encourage foot traffic. That means most of what exists to buy in Belmar core is condos, rowhomes, and apartment-style units rather than detached single-family houses. Add in that a chunk of the neighborhood's rental stock is deliberately income-restricted. Belmar Groves, a 118-unit apartment community in the heart of the district, just finished a $66.5 million renovation in October 2025 that expanded affordability so that 63 of its units now serve households earning 50 percent of area median income or less, up from a 60 percent cap before the project, funded partly through federal Low-Income Housing Tax Credit equity and a package of state, county, and city support that included Jefferson County waiving development fees.

None of that is a criticism of the neighborhood. It explains why for-sale inventory in Belmar core stays thin month to month, which is exactly why a handful of closings can swing the median so hard.

What Belmar Park's Numbers Look Like Instead

A few blocks over sits Belmar Park, the older postwar subdivision that shares the Belmar name but almost none of the housing stock. This is where you find brick and wood ranch homes from the postwar decades alongside newer Craftsman bungalows on the east side, plus attached townhomes in the Villa West community with a shared clubhouse and pool. The area is bordered by Belmar Park itself to the east and Addenbrooke Park to the west, and it is also home to Heritage Lakewood, a museum with preserved historic farming structures that hosts the neighborhood's annual Earth Day Festival.

Over the three months ending June 2026, Belmar Park's median sale price came in at $625,000, down 3.1 percent from the same period a year earlier. Volume tells a much steadier story here than in the core: 22 homes sold in June 2026, only one fewer than the 23 that sold the year before. That is a real sample.

Days on market nearly doubled, from 9 days a year ago to 16 days now. Sixteen days is still fast by most standards. But going from single digits to double digits in twelve months is a legitimate signal that buyer urgency has cooled slightly, even if the neighborhood is nowhere close to sitting on stale inventory.

A 3 percent dip on 22 sales is a market. A 9 percent jump on 3 sales is a rounding error wearing a headline.

Where Both Belmars Sit Against Lakewood Overall

Zooming out helps calibrate both numbers. Citywide, Lakewood's median sale price over the three months ending April 2026 was $570,000, down 2.0 percent year over year, with homes averaging 3 offers and selling in about 17 days, up slightly from 15 days the year before. The city logged 514 sales in April 2026, up from 475 a year earlier, so overall transaction volume is actually growing even as the median softens.

Set against that backdrop, Belmar Park's modest price dip and lengthening days on market track fairly closely with the citywide trend. It is a real, if mild, cooling that mirrors what is happening across Lakewood. Belmar core's reported jump does not track with anything else in the city. That mismatch alone is a reason to treat it as noise rather than signal until more sales accumulate.

If you want a yard, a garage, and a single-family layout near the park itself, you are more likely shopping Belmar Park. That market has enough volume this year to trust the direction it is showing, a slight, real softening that lines up with what the rest of Lakewood is doing.

Either way, the fix is the same one I'd give any buyer comparing neighborhoods on price alone. Ask for the sale count behind the percentage before you act on it. A median built on three closings and a median built on twenty-two closings are not the same kind of evidence, even when they sit inside the same zip code and the same neighborhood name.

Am I looking at Belmar or Belmar Park? Check the listing's exact cross streets or ask your agent to confirm. The two areas are adjacent but the housing stock, HOA structures, and price mechanics differ enough that treating them as one market will lead you astray.
